CCOC’s lease says that tenants must get written permission from CCOC before making alterations or painting their home different colours. If permission is given, they agree to return the apartment to its original colour when they move out or pay CCOC for the costs.
Any alteration becomes the property of CCOC when tenants move out.
CCOC will accept requests from existing tenants in good standing to repaint their homes, replace floors or make other alterations.
CCOC’s ability to approve the request is subject to available budget.
Tenants must agree to co-operate with CCOC by moving furniture and making arrangements with contractors. CCOC may cancel the work if a tenant is not prepared or not co-operating with reasonable requests. CCOC may also charge the tenant for any additional costs that result from not being prepared or not co-operating.
Tenants in good standing may request re-painting.
3 years: CCOC may pay for the cost of paint every three years on request if the tenants do the painting themselves.
5 years: Tenants who have lived in the same apartment without new paint for over five years can request repainting by sending a written request to the Maintenance Department before March 31 of any year. Requests will be considered by the Property Management Committee, based on budget and the amount of money available.
10 years: Tenants who have lived in the same apartment without new paint for over ten years can request repainting at any time. The Maintenance Department Manager has the authority to approve the request, based on this policy.
Smoke-damaged and dark coloured walls: walls damaged by cigarette or other smoke need extra work when they are repainted. Walls painted dark colours may also need additional coats of paint. This applies to existing tenants as well as tenants who have moved out.
Tenants in good standing may request changes or upgrades to floors, carpets and appliances.
5 years: Tenants who have lived in the same apartment for over five years can request redecorating by sending a written request to the Maintenance Department before March 31 of any year. Requests will be considered by the Property Management Committee, based on budget and the amount of money available.
10 years: Tenants who have lived in the same apartment for over ten years can request redecorating at any time. The Maintenance Department Manager has the authority to approve the request, based on this policy.
Repainting and redecorating requests for existing tenants are approved under the following guidelines:
