Something exciting is taking shape at the corner of Loretta Avenue and Hickory Street!
CCOC is working towards a new affordable housing development that will bring approximately 124 new affordable homes to Ottawa’s west-central core. This development will offer a range of housing options including studios, one-, two-, and three-bedroom homes for individuals and families!
CCOC originally purchased the sites at 287-289 Loretta in the 1980s. These small buildings provided great homes for many years while the neighbourhood changed around them. Since 2000, we’ve seen the arrival of the O-train Trillium line, new bike paths, and a great deal of new residential towers. CCOC has long hoped to build something larger at this location when the time was right. CCOC recently acquired the corner lots, and now a larger development has taken shape. This purpose-built, affordable rental building will bring new choices for folks who want to live, work, and play near Preston Street, Dow’s Lake, and the new Ottawa Hospital which is under construction just a few blocks away.
Here’s what we’re planning:

This rendering reflects our current plan for this project. Please note that details may change as planning and construction move forward.
The current vision for the site includes:
- Approximately 124 affordable homes
- A mix of studio, one-, two-, and three-bedroom units
- A rooftop garden
- A ground floor meeting space for tenant activities and gatherings
Before construction can begin, there is significant work that must be done. This includes planning, engineering, design, approvals, and other pre-development work to move this site towards “shovel-ready.” CCOC is working to secure government funding and financing to pay for the build, but those funds only come through when we start building. This is where the Housing Forever Bond Campaign plays a crucial role.
To move the Loretta and Hickory project to construction, we need your help to secure $1,900,000 in new investments in Housing Forever Bonds. Reaching this goal will help unlock the additional funding from Build Canada Homes and the City of Ottawa and bring these new homes to construction quickly.
Through Housing Forever Bonds, CCOC and the Ottawa Community Land Trust (OCLT) are creating opportunities for individuals, businesses, organizations, and institutions to invest in Ottawa’s housing future.
